An appraiser's chief obligation is to their client. Normally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Thereon, appraisers are typically limited to only disclosing their findings to their clients, so as a homeowner, if you want to obtain a copy of an appraisal report, you generally have to obtain it through your lender instead of the appraiser.

Other responsibilities include numerical accuracy depending on the scope of the assignment, acquiring and maintaining a respectable level of competency and education, and naturally, the appraiser must bear a professional demeanor.
