There are also ethical rules that have nothing to do with clients and others. For example, appraisers must store their work files for at least five years - something else EQUITY APPRAISAL COMPANY diligently adheres to.
We meet or exceed the industry standards and mandates set in place for ethics. We refuse to accept anything less from ourselves. Working on orders based on contingency fees is never an option. In other words, we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. ALL REPORTS ARE UNBIASED, INDEPENDENT VALUATIONS. VALUATIONS ARE NOT BASED ON A REQUESTED MINIMUM VALUE OR A SPECIFIC VALUE. Anyone should be able to see that fabricating a property's value to achieve essentially a bigger paycheck is unethical! This isn't how we operate. .
Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") explicitly describes a violation in ethics as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" as well as other situations. We follow these rules to the letter which means you can rest easy knowing we are going above and beyond to provide an unbiased determination of the home or property value.
As soon as you engage EQUITY APPRAISAL COMPANY, we'll make sure you're getting the professional service you deserve along with the principles we're known for.
